    Our Step by Step Process

    It's important to note that building on your own lot requires careful planning, budgeting, and involvement in the construction process. It can take more time and effort compared to purchasing an existing home. However, for many homeowners, the ability to create a personalized and tailored living space outweighs the challenges involved.  Our step-by-step guide is designed to provide you with a clear roadmap to turn your vision into a tangible reality.


    1. Find Your Lot

    One of the best reasons to build on your own lot is the freedom it gives you to find a location that fits your unique needs, like more open space, waterfront views, or closer proximity to family. But building on your own lot can be a daunting process, with sometimes unexpected twists and turns at each step, and a host of factors that need to be determined before you can move forward:

    · Lot grading

    · Utility access

    · Tree clearing

    · Adjacent conservation restrictions

    · Local zoning requirements

    2. Choose Your House Design

    After you've found the perfect lot, it's time to pick the house plan that fits your needs. Our experienced team at Covell Signature Homes will work with you to establish your wishlist and match you with a house plan that fits your requirements. Our plans are fully customizable and can be tailored to each specific buyer. Once you pick your favorite plan, you'll meet with our team to make any adjustments specific to your wishlist.

    3. Understand Your Financing

    Understanding financing for your new home is crucial to ensuring a smooth and well-informed home buying process.  Work with our preferred lenders, or choose your own, to guide you through your financing options.  Whether choosing a construction to permanent loan, an end loan, or paying cash, you'll want to choose a financing option that aligns with your financial goals and lifestyle.

    4. Select Your Options

    During this stage in the process, you'll meet with our design team for a series of meetings to select all the interior and extieror finishes for your new home.

    • Meeting 1 - Make exterior selections - siding, decking, windows, doors, etc. Create a rough-draft electrical plan for your new home
    • Meeting 2 - Select cabinetry, countertops, appliances, flooring, tile, and plumbing fixtures
    • Meeting 3 - Choose trim, hardware, paint colors, fireplace selections, finalize your electrical plan and select your electrical fixtures
    • Meeting 4 - This is your Pre-Construction meeting where we'll review all your selections with our Construction Team just prior to the start of construction


    5. Top Notch Construction

    You'll love watching your home come to life during the construction process. Our construction team will arrange a series of scheduled walk-thoughs during the build and keep you up to date with regular updates and photos.   

    Rest assured that your home is being built to meet our standards of excellence.  We track 600 items across 27 separate categories at every phase of the construction process; on top of this, we also perform rigorous Daily Site Inspections, including photos and details on each step. This provides us with the data to constantly maintain our homes’ quality standards, and should give our homeowners extra peace of mind. It’s all part of our commitment to quality and dedication to our homes achieving the standards of excellence we promise.

    6. Delivery of Your New Home

    Your vision is now a reality!  During your final walk-through our team will teach you the ins the outs of your new home and answer any questions you may have.

    7. Warranty Services

    Your new home is fully covered for the first year under the Covell Communities Warranty.  If you run into any issues during the first year, the Covell Team will assist you in getting the problem solved quickly and effectively.

    After the first year, you'll be covered under the 2-10 Home Warranty program.  The 2-10 Warranty provides 2 years of coverage for your home's distribution systems and 10 years of coverage for qualifying structural defects.
